These Terms govern the use of mxprarofit.com and the digital services provided by Mxprarofit Crowdfunding S.A.P.I. de C.V., a Crowdfunding Institution authorized by CNBV under folio ITF/2023-047. By browsing or signing up you accept these Terms, the Privacy Notice and the Cookie Policy.
1. Purpose
Mxprarofit operates a technology platform that connects investors with real estate projects in Mexico through collective loan agreements secured by mortgages, within the framework of the Fintech Law.
2. Eligibility
You may open an account if you are a natural person over 18 years old, a tax resident in Mexico, holding a valid INE, CURP and RFC. Legal entities may access via a special onboarding process. We reserve the right to reject applications based on our KYC/AML policy.
3. Investment risks
Real estate crowdlending entails risks, including partial or total loss of capital, payment delays, illiquidity and real estate market fluctuations. Past returns do not guarantee future results. Before investing you must read the prospectus, technical sheet and the CNBV Risk Notice.
4. Fees
Mxprarofit charges a 1.5% annual management fee on the invested balance, deducted before the monthly interest payment. There are no origination, deposit or withdrawal fees.
5. Taxation
Yields are subject to ISR withholding under articles 54 and 135 of the current LISR. Mxprarofit issues your annual withholding certificate before February 15 of each year.
6. Intellectual property
All content, trademarks, logos and software on the site are the property of Mxprarofit or its licensors. Reproduction in whole or in part without express written authorization is prohibited.
7. Amendments
We may update these Terms with at least 15 days notice by email. Material changes will require your express acceptance upon login.
8. Governing law and jurisdiction
These Terms are governed by the federal laws of the United Mexican States. Any dispute will be submitted to the competent courts of Mexico City, waiving any other jurisdiction that may correspond.
